planning permission and the buying process


We offer a full service, if required, from applying for planning permission, doing the ground works, through to the full installation of the glass room.

If you wish to apply for planning permission yourselves that is of course fine with us, we can also provide simple drawings free of charge to help with this. First though you probably would like to get a rough quote, this can done by phone (01766 512 652) or email. What we will need to know is floor size (see sample prices) how many glass sides, how many sliding panels. Also if you can email photos of the proposed site, that would really help but is not essential. With photos of your house we can do a 3D drawing showing what the glassroom would look like superimposed on your house.

When you have had a rough quote the next step would be a site visit to make sure the
proposed design is suitable and that there is access for the crane.

After this a final quote and time schedule will be posted out to you.

Following is a rough payment and build schedule.
  planning permission applied for deposit 10% payment
Week 1 planning accepted 2nd payment 40%
Week 4 foundation and concrete block    
Week 6 green oak frame arrives and built    
Week 7 fit metal work    
Week 9 glass, crane, and crew on site 3rd payment 40%
Week 9 completion 4th payment 10%

Generally we charge £300 for straightforward applications,
if planning is refused then your 10% deposit is returned less £300.

Bracketed price includes vat at 15%,
if your property is grade listed glassroom additions are vat exempt.

Prices do not include planning permission or base construction,
planning is usually about £300 for a straight forward application, bases are priced after site survey.
